In construction management, the CM firm works on your behalf — sourcing materials at contractor cost, managing subs, and overseeing everything at a flat fee while you retain final decision authority. A general contractor takes full responsibility for the project at an agreed price, managing all labor, materials, and subs directly.
Our construction management fee is predetermined based on project cost and agreed upon before work begins. There are no material markups — everything is purchased at contractor pricing and passed through to you directly. You see every dollar.

Hotels, senior living, commercial, multifamily — ground-up builds and full renovations. If it’s a building, we manage the construction of it. We’ve done everything from boutique hotel conversions to large-scale senior living communities, and we bring the same level of detail to every one.
We install rainscreen and cladding systems from all major manufacturers. Our installers are factory-certified and travel nationwide to get the job done right. Whether it’s a high-performance rainscreen, ACM panels, fiber cement, or terracotta — we have the credentials and the crew to handle it.
All of our steel is domestically sourced. We handle procurement, fabrication coordination, and nationwide trucking logistics. If you need emergency supply — a beam, a column, material for a time-sensitive project — we make it happen fast. No runaround, no excuses.
The Midwest is our sweet spot — it’s home base and where the bulk of our work is. But we operate in all 50 states. We have the team, the relationships, and the logistics to manage projects anywhere in the country.
It depends entirely on the scope. A single-trade exterior job is a different animal than a ground-up hotel build. We don’t give generic timelines — during preconstruction, we develop a realistic schedule based on your specific project, and we hold ourselves to it.

A Schedule of Values — or SOV — is a line-by-line breakdown of every cost in your project budget. It’s what lenders use to verify where funds are going before releasing draws. We prepare these in detail so there are no surprises and no holdups with your financing.
Transparently. Every change order is documented with a clear scope description, cost impact, and schedule impact. Nothing moves forward without your written approval. You’ll never get a bill you didn’t agree to — that’s how we operate.
